Our accounting services include collection of monthly dues, quarterly or annual dues, the timely mailing of delinquent notices (as needed), payment of invoices, double-entry postings, individual ledgers for each homeowner and custom reports support. These services will be always in full compliance with the North Carolina general statutes.
A Property Manager works closely with your HOA Board of Directors to assist with regular and annual meeting schedules, development and monitoring of annual budget, review of insurance coverage, itemized monthly statements, compliance with the HOA Covenants and Rules, newsletters as requested and regular communication with all homeowners, as required by the Board of Directors.
Each month, T.R. Lawing provides an accounting statement for each HOA, including an itemized operating statement, balance sheet, the original invoices for all expenditures and detailed accounting of the status of individual homeowner's balances. All homeowners are provided contact information for our staff and, under the terms of the HOA Management Agreement, we are happy to attend various meeting to address the unique concerns of your association.
T.R. Lawing Realty is available to provide maintenance of all common areas by a local landscaper through a negotiated, semi-annual or annual contract. As property managers, we have contacts with a list of reliable and experienced carpenters, plumbers, electricians, roofers and others. We will gladly assist with other maintenance needs of your association as well. All our services, including maintenance issues, are customized to the needs of each association.
